Supply increased slightly in Q1 2021, moving up to 749,400 sq ft, due primarily to an increase in grade A availability at North London Business Park, N11.  Overall grade A supply is now up to 305,870 sq ft, with space at North London Business Park accounting for almost 80% of grade A stock on the market.  The recent completion of the Nexus building at Wrenbridge’s Harlow Science Park has added a further 29,800 sq ft to grade A supply.
