Supply has remained tight and stands at 699,500 sq ft at the end of September 2023, with grade A space being particularly scarce. Grade A supply is now down to 96,300 sq ft following the withdrawal of Buckingham House from the market. The two largest buildings currently on the market are in Chelmsford at Regent House, Victoria Street, where 44,625 sq ft is available and Fenton House, New London Road, where 10,800 sq ft is being marketed. The availability rate now stands at 4.8% and is expected to tighten further by the end of the year, as no new office schemes are being built.
