Supply remains constrained in the Essex office market and is now down to 572,000 sq ft, the lowest level since the onset of the pandemic. Grade A supply is particularly limited with only 121,900 sq ft currently on the market at Buckenham House, Coval Wells (44,850 sq ft) and Regent House, Victoria Road (44,625 sq ft). The availability rate now stands at 3.9%, well below the long run average for the Essex market, which stands at 7.1%.
