Our View

Take up in the Essex office market remained below trend in 2020, although total activity for the year was slightly stronger than the previous 12 months.  Overall take up for 2020 was 150,560 sq ft, 22% above the 2019 figure but 43% below the 10 year average compared to trend levels of activity of 320,000 sq ft p.a. The largest transaction in the year was the 22,000 sq ft letting to commercial property consultancy, The Instant Group at Church Walk House, Basildon.     

Activity remained slow in Q1 2021, with a total of 22,400 sq ft of take up recorded, with all lettings below 5,000 sq ft.
