Take up in the Essex office market remined subdued in 2023, with only 125,700 sq ft of lettings completing and just two of these being above 10,000 sq ft. The largest transaction was the 22,012 sq ft letting to Gallagher Insurance at Halford House in Chelmsford. The other major letting was to serviced office provider CREATE who took 10,265 sq ft at at Criterion House 40 Parkway, Chelmsford.
This level of activity continued into Q1 2024 with take up remaining focused on smaller lettings, and Chelmsford, Brentwood and Basildon providing the best opportunities for occupiers looking for space in the Essex market.
