Our View

The Essex office market recorded its highest level of take up in two years in 2021, with 263,400 sq ft of lettings, in line with the regions average take up over the past 10 years.  The strong market in the second half of the year saw 60% of the year’s activity complete, with the largest transaction in the year being the 32,800 sq ft letting to AON at Eastwood House, Chelmsford. 

Activity slowed in Q1 2022, with early estimates showing that take up was down to around 25,000 sq ft. Take up continues to be focused on smaller lettings, with only one transaction in the year to date above 5,000 sq ft completing.  Chelmsford continues to act as the primary market in Essex attracting almost 70% of lettings.
