Our View

Last year saw the second highest level of take up recorded for the South East London & Kent market, with just under 4.0m sq ft of industrial and logistics floor space acquired.  This is only marginally below the peak level of activity recorded in 2008, when take up was just above the 4m sq ft threshold.  Activity in 2020 was dominated by the 2.3m sq ft Amazon pre let at the former Littlebrook Power Station site in Dartford, although the ‘Mid Box’ (50,000-99,999 sq ft) sector also saw a number of key deals.   

Take up has slowed in the first three months of 2021, with a total of 191,300 sq ft leased in Q1, with a lack of larger transactions completing.  The largest transaction in the first three months of 2021 was the 20,945 sq ft letting to Albion Fine Foods Ltd at Postern Deacon Trading Estate, Tonbridge.
