The strong levels of activity in 2021 has pushed supply below pre pandemic levels at 1.4m sq ft at the end of Q1 2022. Grade A supply stands at 313,500 sq ft, although there are no available Grade A units above 50,000 sq ft. The largest Grade A space is at Bingley Road Hoddesdon, where 44,900 sq ft is being marketed. The availability rate in North London & Herts has now fallen to 1.9%, the lowest rate amongst the Glenny regions.
