Our View

Take up In the North London & Herts industrial market remained below trend levels in 2024 for the third successive year. Activity has been hindered by a lack of Big Box lettings, with total transactions in the year totalling 839,000 sq ft. The Mid Box sector has remained buoyant throughout 2024, with five deals totalling 284,250 sq ft, the largest being the 60,475 sq ft letting to The Delta Group at Spark Park in Bishop’s Stortford.

Activity in the first three months of 2025 has been relatively slow, with less than 100,000 sq ft of space let. The largest deal in Q1 2025 was the 24,960 sq ft letting to meat wholesaler IMS of Smithfield at Wrenbridge/Morgan Stanley’s Swift in Waltham Cross. Three units remain available, totalling 97,760 sq ft.
