Take up accelerated in Q2 and Q3, with a total of 1.3m sq ft of lettings, bringing the year to date figure to 1.7m sq ft. This is the strongest level of activity seen in the North London & Herts market since 2017, with full year activity expected to surpass 2.0m sq ft.
Activity has been boosted by a several Big Box lettings to the film production sector, with three deals completing. The largest transaction was Netflix’s leasing of the whole 232,500 sq ft at Segro Park Enfield to create a new production campus. The Location Collective also acquired 187,500 sq ft at Solar Way Enfield for their OMA:X Film Studios, whilst Hoddesdon Studios took 129,300 sq ft at Charlton Mead Lane.
