Glenny LLP has advised Padrock and Blackrock in the acquisition of an eight-acre site in Leyton for the delivery of a 210,000 sq ft urban multi-let industrial (MLI) and logistics scheme.
Known as Leyton Logistics Hub, the development will comprise 11 high-specification units ranging in size from 6,000 sq ft to 65,000 sq ft. All units will be built to strong sustainability standards, targeting EPC A+ and BREEAM Outstanding ratings, and will feature enhancements such as green walls and roofs.
Located off Church Road Leyton within the A406 North Circular and close to the A12, the site offers excellent connectivity to central London and key arterial routes, making it ideally positioned for logistics, trade, and light industrial occupiers.
With an estimated gross development value of £130 million, the scheme is expected to create up to 480 full-time jobs. Detailed planning consent is already in place, with construction starting in September and practical completion anticipated around October 2026.
The acquisition is one of the biggest industrial land deals in London this year and adds to Padrock’s growing UK portfolio, which includes Dagenham Logistics Hub, Hertford Logistics Hub, and Erith Logistics Hub.
