The growth in prime rents in the East London market has been mixed over the past 12 months after the immediate reaction to the pandemic. Activity has been relatively subdued in most locations but recent evidence has suggested an uplift to prime rents in Romford to £23.00 per sq ft, whilst values at the Royals have slipped as the new owners are contemplating their strategy for the scheme. Owner occupier capital values have slipped across all locations on the back of the increased cost of finance, falling by 23.1% over the past 12 months.
