Supply increased by 35% following the first COVID lockdown, rising to 4.5m sq ft and has remained at that level over the following months.  The main increase in supply was in second hand space, which shifted up to 3.7m sq ft, with grade A supply standing at 911,700 sq ft at the end of Q1 2021.  The shortage of ‘Big Box’ units continues in the South East London & Kent market, with only two second hand buildings, the 148,770 sq ft Sheerness Produce Terminal and the 120,325 sq ft former Spicers Distribution Centre in Greenwich SE10, currently on the market.
