Our View

A strong second quarter of the year has helped to push take up in the Essex industrial market to 1.7m sq ft in the first nine months of the year. This level of activity is well above the trend level for the Essex market and take up for the year is expected to be 2.0-2.25m sq ft.      

Activity has been dominated by four ‘Big Box’ lettings, which account for two thirds of the total. The largest letting is the 387,100 sq ft pre let to Made.com at London Gateway. Made.com already occupied 165,000 sq ft at London Gateway and the additional space is to be delivered in two phases with the final delivery date of April 2022.
