Our View

Take up in the Essex industrial market remained below trend in 2023, with a total of 1.1m sq ft recorded. Big Box activity remained subdued, with only two transactions completing over the year, namely the 165,000 sq ft letting to Transmec and the 119,350 sq ft letting to Cosco Shipping Crystal Logistics, both at London Gateway.

Essex has seen a strong start to 2024, with 748,100 sq ft of take up in Q1. Multi modal logistics group Ziegler moved within the park to a new 410,000 sq ft facility at London Gateway, the largest letting in the region in four years. Two further deals boosted activity in Q1, the 68,620 sq ft letting to IT Ways Trans Group at Skyline in Braintree, whilst Wayland Games pre let 52,000 sq ft at London Brentwood Commercial Park.
